A century of trust translated into homes that endure
Raymond Realty is the residential development arm of the Raymond Group, a conglomerate founded in 1925 that built one of India's most recognisable textile and apparel businesses over a century. The real estate vertical was formally established in 2019, with its first project — Ten X Habitat on Pokhran Road, Thane — launched on a 100-acre land parcel that once housed Raymond's manufacturing operations. That founding decision to redevelop its own industrial land rather than acquire greenfield sites gave the company a unique cost structure and a direct line to some of Thane's most connected residential corridors.
The approach Raymond Realty carries from its parent group is a manufacturing-grade attention to schedule and material quality. Ten X Habitat's first three towers received their Occupancy Certificate 24 months ahead of the MahaRERA deadline — a milestone that chairman Gautam Hari Singhania described publicly as an industry benchmark achieved in just three years of operations. The 51,000-square-foot clubhouse at Ten X Habitat, among the largest in Thane, was handed over to residents before full project completion, reflecting the same logic: deliver usable value before it is contractually required.
The current portfolio spans two completed projects and six under active construction, with a gross development value of approximately Rs 40,000 crore across self-developed and joint-development parcels in the Mumbai Metropolitan Region. Named projects include Ten X Habitat, Ten X Era, The Address by GS in Bandra, The Address by GS 2, Invictus by GS Tower A, and further phases at Mahim and Sion. In FY 2024–25 the company recorded property sales of Rs 2,314 crore, a 45 percent increase over the previous fiscal year. Six additional residential projects with a combined revenue potential of Rs 14,000 crore are planned for launch in FY 2025–26, and Raymond Realty listed independently on the BSE and NSE on July 1, 2025, following its demerger from Raymond Limited.
For a home buyer, the Raymond Realty proposition is grounded in an observable record rather than a promise. Every project carries full MahaRERA registration. The company's sustainability programme — formalised through an ESG partnership measuring greenhouse gas emissions, community development, and biodiversity metrics — is woven into design briefs rather than added retrospectively. The Singhania family's direct stewardship, the group's century-long brand equity, and a land bank concentrated in proven MMR growth corridors collectively define what the tagline means in practice: homes built to stand the test of time.

Raymond Realty's maiden project, Ten X Habitat in Thane, had its first three towers — 900 residential units — delivered with Occupation Certificates 24 months ahead of the MahaRERA committed timeline. This was achieved through rigorous project management protocols even through the disruptions of 2020–21, establishing a delivery standard that has since defined every subsequent launch in the portfolio.

Each Raymond Realty development is conceived as a self-contained residential ecosystem rather than a standalone tower. Ten X Habitat's 14-acre gated community allocates five acres exclusively to amenities, including a 51,000-square-foot clubhouse with squash and badminton courts, a movie theatre, swimming pool, and landscaped open greens — all designed by architect Hafeez Contractor and completed ahead of possession milestones.

Raymond Realty's development pipeline is anchored by a 100-acre contiguous land parcel in Thane — its former manufacturing site — giving it access to one of MMR's most strategically located land banks without open-market acquisition costs. Approximately 55 acres remain under active development and 45 acres are slated for upcoming phases, supporting a total gross development value of roughly Rs 40,000 crore.

Beyond its Thane land bank, Raymond Realty has undertaken urban redevelopment projects in Bandra, Sion, and Mahim — three of Mumbai's most densely connected inner suburbs. The Address by GS in Bandra and its subsequent phases represent the developer's entry into ultra-luxury Mumbai redevelopment, recognised at the Realty+ Conclave as Best Selling Project of the Year.

Raymond Realty has formalised its sustainability commitment through a structured ESG programme covering greenhouse gas emissions measurement, biodiversity preservation, and community development metrics. The company's COO has stated that responsible construction and corporate governance are core operational principles, not afterthoughts — reflected in projects designed from the brief stage around natural ventilation, rainwater harvesting, and green-rated amenity infrastructure.
Raymond Realty integrates project management, sustainability planning, and customer experience functions within a single operating entity. This structure eliminates the fragmentation common in third-party-dependent development and gives buyers a single accountable counterpart from launch through possession and beyond.

An internal engineering and project management function oversees construction scheduling, quality control, and regulatory compliance across all active sites. This team delivered Ten X Habitat's first phase 24 months ahead of MahaRERA timelines and manages the simultaneous execution of six projects currently under construction across Thane and Mumbai.

Raymond Realty works with named design professionals — Ten X Habitat was designed by architect Hafeez Contractor — coordinating architectural briefs, spatial planning, and unit mix strategy in-house before engaging external consultants. This approach ensures consistent product positioning across configurations from 1 BHK to 5 BHK.

A dedicated sustainability function, formalised through a partnership with ESG advisory firm Growlity, manages GHG emissions calculation, biodiversity preservation programmes, and social governance metrics. The team integrates environmental performance criteria into design briefs at the earliest stage of each new project.

Raymond Realty's customer-facing division manages the full ownership journey from booking through possession, including transparent milestone communication, pre-possession clubhouse access, and post-handover support. The company's FY25 revenue grew 45 percent year-on-year to Rs 2,314 crore, reflecting the commercial outcome of a structured customer engagement model.

An in-house land and joint development agreement team manages Raymond Realty's dual-track growth model: self-development of its 100-acre Thane land bank alongside a pipeline of six signed JDA projects in Bandra, Wadala, Sion, Mahim, and other MMR locations, collectively contributing Rs 14,000 crore to the FY26 launch programme.
